Charming Chiusi
Whilst providing a peaceful haven for its visitors, the Poggio Falcone is still only 8 km away from the town of Chiusi with its charming centre, good restaurants and excellent train connections to Rome and Siena. It is also within 1km of the small village of Porto where there is a grocery store and a restaurant.
The villa is tastefully furnished throughout offering more than ample space and comfort for its guest. Set in its own grounds with a spacious garden with interesting flaura and fauna, there is a 12 x 6 m swimming pool with poolside furniture for enjoying lazy days in the sun. The owners house is also on the same plot of land but a bit out of the way and they only visit once early in the morning to clean the pool.

Three floors and lots of space
The villa is built on 3 floors and is approx. 600 m². It has a dishwasher, washing machine and central heating.
- On the ground floor there is a kitchen/dining room with a fireplace, a living room with a fireplace and access to the terrace by the swimming pool, a bedroom with two single beds, a bedroom with a double bed and a bedroom with a single bed. All three bedrooms have en-suite bathrooms. There is also a toilet and a laundry room with a washing machine as well as a garage.
- On the first floor there is a bright living room, a bedroom with a double bed and views over the lake, a corridor with a sofa bed for one, two bathrooms (one with bath), a bedroom with a double bed and a bedroom with two single beds.
- From the living room a brick staircase leads up to the roof level where there is a large living room and a bedroom with a double bed and en suite bathroom.

From the living room a walled staircase leads up to the top floor. 2ND/TOP FLOOR - There is a large living room and a bedroom with a double bed and en-suite bathroom.
