Fantastic loation, lovely pool area, but very worn down and neglected

We (a family of four) have just spent a week at Borgo San Pecoraio.
The location is fantastic with the view of the Mediterranean to one side, and the lovely wavy Tuscan hills/mountains to the other sides. The staff is very friendly and helpful. The pool bar and the restaurant at the place is really good.
The distance to the lovely beaches by the Mediterranean are also very nice (about 30 min. by car).
The place is characterised by the fact, that they've had had their days of glory. The tennis court is bad, uneven and the balls flies out of the holes in the fence. The court is overgrown with plants through the fence, and there's littered with dirt and old water bottles. Nevertheless you have to pay to use the court!
Many places there's growing weed, the grass needs to be mowed, and the stairs up to our apartment had been over-defecated by swallows, and was half overgrown with wild growing plants.
The pool area is fantastic, but the pool itself is missing some daily cleaning. Quickly, leaves and dirt is laying at the bottom, and gets to lie there all week! The football field is okay, and is used a lot by many of the kids.
Our apartment didn't have air conditioning (don't think it exists at the place), which would be nice to have, when you're sleeping. Open windows isn't a good idea, if you're tired of mosquitoes. Bad or no internet in or around the apartment!
Hopefully they will take charge of the maintenance of the place in the future, which could give 1-2 stars more :-)

Riparbella as a holiday destination

Really nice beach by Vada (into the town of Vada, around in the roundabout, and drive towards the beach, which is just south of Vada). Free parking spaces and good beaches with low and clear water and sand. Good place with small children.

2 bedroom apartment no. 235 - sleeps 4/6 (Casa Orchidea, 1st & 2nd floor)

The staircase was filled with bird droppings from the swallows, and half covered in wild growing plants. Besides that, a fantastic view from the terrace. Horrible internet.
